On what basis would a law firm be removed from the Danske Bank solicitor panel?
According to a recent survey report by the solicitors regulator three quarters of law firms had been excluded from a lender panel. The most common reasons in order are :
  1. lack of transactions
  2. the lawyer is a sole practitioner
  3. as part of the HSBC panel reduction
  4. regulatory contact by SRA
  5. accidental removal. We are not aware of the specific or common criteria for removal by Danske Bank
We are approaching an exchange and my mum and dad having sent the 10% deposit to my lawyer. I am now advised that as the deposit has not come from me my lawyer needs to make a notification to my lender Danske Bank. Your lawyer is obliged to check with Danske Bank to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Danske Bank if you agree, failing which, your lawyer must cease to continue acting.

There is nothing to stop you using your solicitor but Danske Bank will insist on their interests being represented by a firm on their conveyancing panel. There is much more potential for delays and confusion with an additional lawyer added to the mix, and it will undoubtedly be more expensive too.

Danske Bank do not ordinarily appoint a member of their conveyancing panel to deal with such a matter. If they did require any legal work then you would need to ensure that such a lawyer was on the Danske Bank panel
We have had an offer accepted on a house I spoke to a conveyancer previously used by my brother and he advised retaining a property lawyers approved by Danske Bank. The estate agent recommended two local firms so I asked Danske Bank if the 2 suggested solicitors are approved, which they are not. Danske Bank pointed out that either firm can fill out the appropriate forms to become approved. Do I (1) save myself the aggravation and use one of Danske Bank 's conveyancing panel solicitors (2) Use the local solicitor and accept there may be delays etc as they go through the approval process.

If you particularly like the sound of one of the local lawyers that you have spoken to ask them if they would go onto Danske Bank conveyancing panel as it may only take about 2-3 weeks. As long as they meet Danske Bank’s requirements it can be a very simple job for the solicitor. Other stuff will be going on in parallel (as you are at an early stage) so it may not delay matters.
Danske Bank have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up Danske Bank or your broker and complete any relevant paperwork. Danske Bank will tell you what documents they want. Danske Bank will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. Danske Bank will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
